A better question, a better choice

A private villa or a hotel? Choose your family’s base

A private property makes sense when shared space and a suitable location improve the way your group will spend time together.

Personal fit. Clear tradeoffs. Room to skip.

Illustrative setting for Private Properties

The short answer

Choose space or service around how your family stays.

A private property makes sense when shared space and a suitable location improve the way your group will spend time together.

Worth considering when

You will use the difference.

  • Several people want to stay under one roof.
  • You will use the kitchen, outdoor space or privacy.
  • Transport and services are manageable.

Probably skip it when

A simpler choice serves you.

  • Everyone needs independent schedules and hotel service.
  • The location creates long transfers every day.
  • The advertised space is not useful to your group.

Make it personal

Does this sound like you?

Start with your priorities. Matching them is a reason to compare the options, rather than a reason to spend automatically.

What would you like to make easier, better or more memorable?

What the premium should buy

Pay for the useful part.

  • The right bedroom and bathroom arrangement.
  • Location, safety and realistic local transport.
  • Clear staffing, cleaning and cancellation terms.

The smaller alternative

Start one level down.

Compare a villa with connected hotel rooms or a smaller rental.

The best comparison includes keeping what already works.

The useful alternatives

Compare the level of help.

Costs, benefits and tradeoffs together

The details behind the decision

Private properties—villas, estates, and member-only clubs—offer space, privacy, and service that hotels often can't match. This guide covers how to find, book, and get the most from them without overpaying or missing the fine print.

What Private Properties Give You

  • Space and privacy: Full home, multiple bedrooms, outdoor space—ideal for families and groups.
  • Staff and service: Chef, housekeeping, concierge when booked through brokers or clubs.
  • Control: Your schedule, your meals, your group—no hotel lobby or restaurant reservations to juggle.
  • Experience: Living like a local (or a lord) in a curated setting.

The tradeoff is coordination and cost. Brokers and clubs reduce hassle; direct booking can reduce cost but increases your workload.

Channels at a Glance

  • Luxury villa broker: Vetted inventory, concierge, staff, trip design. You pay for access and hand-holding. Best for turnkey, no-surprise trips.
  • Third-home / exchange: Members list and trade or rent. Best for second-home owners who want to swap or monetize.
  • Exclusive club (Inspirato, etc.): Portfolio access via membership or equity. Best for frequent travelers who want variety and consistent quality.
  • Direct owner / premium VRBO: You find, vet, and coordinate. Best for repeat visits or when you're willing to do the work for lower cost.

How to Choose

  1. Define the trip: Family reunion? Couples retreat? How many people, what destination, what level of service (staff, chef, activities)?
  2. Pick the channel: Broker for turnkey; club for portfolio and frequency; direct for savings and control.
  3. Vet before you book: Reviews, references, contract (cancellation, damage, what's included). For direct, video call or recent guest contact.
  4. Clarify what's included: Cleaning, linens, utilities, staff, groceries, activities. Surprises at checkout are avoidable.

The questions that matter

A little more clarity.

Is a private villa worth it?

A private property makes sense when shared space and a suitable location improve the way your group will spend time together.

When should I choose the smaller option?

Compare a villa with connected hotel rooms or a smaller rental.

When is a villa broker worth the fee?

When you want one point of contact for property, staff, chef, and activities—and you value your time over saving 10–15%. Also when the property is hard to find or book direct (e.g., top-tier villas that don't list publicly). For simple, repeat bookings to the same place, direct can be enough.

What's the difference between Third Home and Inspirato?

Third Home is primarily an **exchange** (members trade stays). Inspirato is a **membership** giving access to a managed portfolio of homes (and sometimes hotels). Different models: exchange vs curated access. Choose based on whether you have a property to trade and how often you want to use multiple destinations.

How do I avoid getting scammed on direct villa rentals?

Use platforms with reviews and secure payment; avoid wiring large sums to unknown parties. Verify the listing (reverse image search, ask for a video call or additional photos). Get a contract with cancellation and damage terms. For very high-end, a broker or club reduces risk.

Should I hire a chef and staff through the broker or separately?

Through the broker when possible—they've vetted and they're the single point of contact. If you're booking direct, ask the owner or manager for recommended staff; don't hire blind. Confirm cost, hours, and menu in advance.

How far in advance should I book?

Peak periods (holidays, summer in Europe, etc.): 6–12 months for top properties. Shoulder and off-peak: 2–4 months can work. Clubs and exchanges have their own availability; book as soon as your dates are set.

What if something goes wrong (broken AC, no hot water)?

With a broker or club, contact them first—they should resolve or compensate. With direct, your contract and the platform's policies apply. Document issues with photos and messages. For significant problems, know your rights under the rental agreement and local law.

Before you commit

Ask for the part you actually need.

Compare a villa with connected hotel rooms or a smaller rental.
